As per the Residential Tenancy Agreement and commercial tenancy agreement, Lionsgate community members are not permitted to operate their suite, parking spot, or other elements of their accommodations as a short-term rental, such as applications like AirBnB or VRBO. The safety and security of Lionsgate community members is paramount, and as such, any short term rentals or assignments in any shape or form with result in a Notice to End Tenancy Notice.
The move-in process involves reviewing the condition of the apartment with a representative (generally a Resident Manager) of Lionsgate Communities to identify any additional cleaning and repair items noted or rectified. The move-in condition report is used to compare the condition of the apartment when the tenancy ends. Any alterations or deficiencies inconsistent with the move-in report may result in charges against the security deposit.
When moving out, please login to your resident portal to access your “notice to vacate” form, or email your resident manager or [email protected]. Cleaning your suite, filling out the Suite Cleaning Checklist in the Lionsgate Resident Portal, and returning keys, fob, and garage remotes will ensure you do not incur additional fees.
All residents have a right to the reasonable enjoyment of their suite, and are obligated to respect this right concerning their neighbours at all times. In the event of multiple noise complaints a notice to end tenancy notice will be issued.
Please be aware of fraudulent listings on online search tools such as Craigslist. Lionsgate will not ask for personal or financial information until an official application has been opened. If you are concerned that a listing may be fraudulent, please contact us at [email protected]
Lionsgate community members are responsible for regular wear and tear in their suites such new light bulbs, and toilet plunging. However, please contact [email protected] and let your resident manager know via your online portal login and Maintenance request form, if you experience any problems related to accommodations being provided. A Maintenance request form must be filled out in your Resident Portal to ensure the issue is tracked and followed up on.
All new tenancy agreements with Lionsgate are strictly smoke free, with no permitted smoking in the buildings, on the balconies, or within 10 meters of any access point to the buildings. All Lionsgate residents are strongly encouraged to abide by a smoke free environment for all community members.
Lionsgate request that all Lionsgate Community Members have tenant insurance at all times during their residency. Tenant insurance is in compliance with the Residential Tenancy Agreement and can cost as little as $20/month. Tenant insurance can provide you with coverage for loss of personal property including computers, storage lockers, and bike storage lockers.
Lionsgate is not responsible for the personal possession’s of Lionsgate Community Members and or Residents of Lionsgate. For example, should a flood occur or water damage and your belongings become damages, its is the community members / residents contents insurance policy that covers the cost to replace or repair any damage to or loss of personal belongings. In such incidents, the cost to repair any water damage caused would be the tenant, community member, or residents responsibility. Residents and community members are fully responsible for any and all damages caused by themselves or guests of the apartment and/or common areas of the premise, and it is the residents / community members responsibility to update Lionsgate and renew their contents insurance on a regular (annual basis) to ensure coverage is always active.
Lionsgate community members are to comply with municipal garbage, organic, and recycling policies. Separating glass, plastics, containers, newspaper, cardboard and organics into the appropriate bins is expected and an important part of environmental stewardship.
